Acquired an off-market development site midway through construction where the developer delivered a custom turnkey building-within-a-building solution nine months ahead of project schedule. The resulting project consolidated four sites into a single 100,000 SF Harlem campus.

Combined record-setting sale of 200+ unit affordable housing building and 280,000 SF development site in Queens to strengthen Goodwill’s programs across NY and NJ. Simultaneously secured a 20-year below-market Brooklyn headquarters with integrated program space and a neighboring flagship retail campus.

Provided strategic advisory services securing a long-term 34,500 SF headquarters at below market rents with minimal costs out of pocket. The centrally located headquarters provides team members public transit access to reach community partners in all boroughs.

Implemented five-school roll-out in Harlem and the Bronx. To facilitate the timing and occupancy drivers, temporary incubation spaces were procured and aligned with long-term school locations. The sites procured ranged from leases to purchases, and from existing educational spaces to site acquisitions for ground-up construction.

Implementing a strategic geographic rollout of four turnkey preschools across D.C., which will support up to 640 students in over combined 60,000 SF.

Capitalized on an early relocation and expansion within the building to secure a consolidated larger floor with outdoor space. 2020/21 pricing leverage utilized to capture below market rents and an above standard turnkey buildout.
