(Jan. 14, 2022 – New York City) – OPEN Impact Real Estate LLC (OPEN) announces that it represented Coney Island Preparatory Charter School (CIP) in a 4,500-square-foot lease for its new headquarters at 626 Sheepshead Bay Road in Brooklyn. Stephen Powers and Lindsay Ornstein, founders of OPEN, and Casey Noel, vice president, and Alexander Smith, senior associate, at Transwestern Real Estate Services, jointly represented Coney Island Prep in the transaction.
CIP’s new location will house its executive and administration personnel, who support the network’s four schools on campuses in Coney Island, Bath Beach and Gravesend. The office will be on the building’s fifth floor and represents an expansion from CIP’s current space at 294 Ave. T in Brooklyn. The office is in close proximity to all the CIP schools, as well as public transit options.

The OPEN and Transwestern team has also begun a search for a new high school location for CIP. The search for the 50,000-square-foot requirement will be focused in the Coney Island neighborhod, looking at both existing facilities and new development options.
“Coney Island Prep offers world class education to more than 1,000 students in the area and has continually reached noteworthy milestones such as 100% college acceptance,” said Smith. “The OPEN and Transwestern team explored several opportunities, but this new office building was best positioned to provide the school network with a centrally located, upgraded and expanded headquarters, furthering the support of their mission and their schools for years to come.”
Built in 2018, 626 Sheepshead Bay Road features 161,000 square feet of office and retail space. The seven-story building, which is home to many nonprofit organizations, is conveniently near several public transit options, including the D, F, B and Q trains. Building ownership, Cammeby’s International, was represented by David Ofman of The Lawrence Group.
