Graham Windham is relocating from 423 West 127th St. to a newly renovated office suite on the 14th floor of The Interchurch Center, a landmark nonprofit-centered office space and community center that exclusively houses ecumenical, educational and philanthropic organizations.  The move reflects the organization’s desire for a modern, amenity-rich workplace that aligns with its mission while supporting continued growth and collaboration.

OPEN Impact Real Estate’s Stephen Powers, Alexander Smith and Isabella Marcellino represented Graham Windham in the transaction.  The landlord, The Interchurch Center, was represented in-house.  The asking rent was $29 per square foot, offering Graham Windham an affordable, high-quality workplace that supports the organization’s continued focus on responsible stewardship of its resources and careful management of overhead and operating costs.  The transaction reflects OPEN’s longstanding relationships with both organizations, having advised Graham Windham on its real estate needs for more than a decade while partnering with The Interchurch Center over many years to help attract and retain mission-driven nonprofit tenants.  Over the years, numerous OPEN clients have established offices at The Interchurch Center, benefiting from its collaborative community, shared amenities and programming designed specifically for nonprofit organizations.

The new space features floor-to-ceiling glass offices and conference rooms, abundant natural light and sweeping views of the Hudson River, Columbia University and the Manhattan skyline. The Class A building and community-driven space also offers several conference centers, a cafeteria, library, art gallery and soon-to-be-completed wellness center designed to support mission-driven organizations.  The space is essentially move-in ready, allowing Graham Windham to transition into its new headquarters with minimal modifications before taking occupancy in August.
